Cottage with 13 acres sells for £172,000

A PACKED Memorial Hall, Newport, with standing room only, was the venue when two local properties were offered for sale by public auction by J. J. Morris Estate Agents, Cardigan, recently.

Lot one was the freehold property Waun Uchaf, Newport - a very traditional improvable two room cottage with a loft over, together with sundry outbuildings and 13 acres of land situated on the edge of Carningli.

From the hundreds of enquiries, scores of interested parties had inspected the property and that interest culminated in a brisk auction with several potential purchasers participating, before bidding finally concluded at £172,000.

The second property was 4 Temple Terrace, Upper West Street, Newport - a freehold listed building unoccupied for many years and offering three rooms on the ground floor and two bedrooms over, all in need of improvement and modernisation.

Again spirited bidding from various parts of the hall saw the price rise from a £30,000 opener to £90,000 at the fall of the hammer.

Auctioneer Roger Davies, resident partner at the Cardigan office of J J Morris, was delighted with the successful outcome for both properties and was very pleased with the result obtained for his vendor clients.

He said the sale results proved once again that the property market in this area is very active with demand outstripping supply. Both properties had attracted tremendous interest from all over the country and new instructions are urgently sought to meet the needs of the many unsuccessful bidders.
