Strong opposition to proposed Co-operative store for Narberth


A battle to stop a supermarket giant from coming to Narberth is being mounted by the town’s traders and shoppers.

The Co-operative hopes to occupy the retail part of a new £1.5million redevelopment on the site of the former Brains Brewery in Spring Gardens.

Although the 10,000 square foot shop would bring dozens of the jobs to the town, there are concerns at the effect the development would have on Narberth’s many independent retailers.

About 1,000 individual letters of opposition have been signed in the town and are being delivered to Pembrokeshire County Council’s planning department.

Local AM Angela Burns and Conservative parliamentary candidate Simon Hart have added their voices to the campaign.

“Narberth traders are facing a really tough few months, with rates going through the roof, car parking charges introduced and now this,” said Mrs Burns.

“The Co-op will have an unfair advantage in that it can provide free parking and will have lower rates because it is on the edge of town.

“If we are forced down a retail route for the edge of town sites like this one, then it must be a development that complements and enhances the town.

“It needs to draw more people to the town, increase the footfall in the High Street and ensure that areas such as Market Square and St James Street don’t become isolated.”

Mr Hart added: “Narberth has become the jewel in Pembrokeshire’s retail crown and it would be a great pity to see an edge of town store spoil that.”

“I fear that people won’t bother to walk in from an edge of town supermarket and that the little shops will lose much of that passing trade.”

The company behind the development is Actoris, which is in a joint venture partnership with Waterstone Estates.

A planning application has been submitted by Douglas Gregg (Cross Hands) Ltd, for part demolition, change of use and extension for a Class A1 retail food store at the former Brains Brewery and retail shop in Spring Gardens.

Narberth Town Council has already lodged objections to the plan on several grounds, claiming the development would do irreversible harm to the community.

A spokesman for The Co-operative Group said: “The Co-operative has agreed terms to occupy a new 10,000 square foot food store in Narberth and is supporting the planning application.”

Narberth is a lovely little town with a variety of shops that despite the recession, it appears to be doing well.
Many households do not have a car and a supermarket will enable them to do the weekly shop in the town, rather than travel miles to Tenby or Haverfordwest.
I have been to Narberth a few times and driven on as I was unable to find a parking place, so parking charges should hopefully encourage a more orderly turnover of parking spaces, rather than some people hogging a space for hours on end.
A supermarket could actually enhance the shopping experience in Narberth for many and cut down on those journies people from the town, make to Haverfordwest or Tenby.
Still, the decision will be made on planning grounds, ultimately.

Be glad it's not a Tesco! A store of this relatively small size is more likely to enhance than dominate the shopping in this town and the Co-op, in my experience, are more inclined to heed the views of local people. Become a member and have your say...

The question is how come the co-op can even open the store in Narberth. They have a store in Kilgetty. When the co-op bought somerfield they were told to sell off some sites so they sold Tenby Somerfield which has now become Sainsbury's yet less than 12months down the line they want to open a new store in Narberth. I think the question we all need to ask is this in the interest of the people of Narberth and the answer is no. We have 2 supermarkets in the form of Costcutter and Spar and if you can't drive you are able to do your shop there. Do we need a 3rd supermarket, no we don't. If the council used there brains they'd buy the land themselves and build Narberth the Leisure Centre it deserves. Crymych has been redone which is used by the people of Ceredigion, Pembroke has been refurbished, Haverfordwest has had a new leisure centre, Milford has a new leisure centre and the pool in Narberth is simply to small and is overcrowded. The council now have the chance to do the right thing. Redevelop the land and give the town what it needs. Don't think about lining there pockets as usual. The council has long forgotten about Narberth because it has managed without the county council yet when we need there support it is all about them making money. The planning process is flawed. Unless the community can come up with reasons why the building isn't inkeeping with it's surroundings or if the roads around it are unsuitable planning is granted even if that means the town becoming a ghost town. I for one won't shop in Co-op because the prices are no better than in Spar or Costcutter. If Narberth survives the council stabbing it in the back with car park charges and the rate hikes it certainly won't survive another supermarket. The council needs to wake up.

Perhaps the people who believe it is a good idea should have one in their town. It seems the 2 who live in Narberth don't want it. So why not just ask the people. Nothing about being conservative just about supporting your community. As for spar and costuctter over charging that is no different than the pubs in Tenby over charging for a pint or food during the summer. If demand is there and people will pay it why not, that is business and the laws of demand and supply clearly state if demand is high increase price make more money while you can. It is the consumers choice if they want to pay it. As for employment there will only be a maximum of 40 jobs and only 10 of those will be full-time. So hardly worth it when there'll be job loses from the other shops. All you got to do is look at it logically and not from a one track mind. But if you are all Labour supporters all I have to say is thank-you I pay more tax than ever, it costs me more to get to work than ever yet there unions want more money. Well if unemployment is so high why don't Labour just tell these people who want more money if you don't like it there is plenty more people who want your job. But no people strike and employers have to give them what they want. Something not right there.

Oh dear. It does seem as though this story is rather one sided, doesn't it?

Isn't the local councillor in favour of the new development? After all, it will bring new jobs to the market town and that is a good thing in a recession!

Mr Hart suggests the store would be on the 'edge of town' but it would appear as though the new store is to be located adjacet to the one way system in Narberth. That to most people might suggest it is actually in the town - in fact, it'll be between the launderette and the post office!
