Council refuses application for supermarket on former Brains brewery site


Plans for a new supermarket on the former Brains Brewery site in Narberth were refused by Pembrokeshire County Council today (Tuesday).

The application for the part demolition, change of use and extension to form a retail food store on the Spring Gardens site was refused by a vote of 12 to four, with one abstention.

Local member, Cllr Wynne Evans said: "This store will offer around 50 full time jobs and we want people to come to Pembrokeshire and create jobs. Narberth does have a quite substantial need for jobs."

Speaking on behalf of the objectors, Josephine Hammond said: "The town's shops would be unable to compete with a one stop shop with free parking. Our town would lose its charm and appeal."

The application was recommended for refusal by county council planning officers as it the site was "outside the designated town centre", while a preferable site, the Old School exists, while together with the proposed Kilgetty store, would have an "adverse impact upon the continued vitality of Narberth town centre".

Interesting.
This was an employment site (Brains Brewery) with a proposal for employment of 50 jobs.
A supermarket on the site of the old school would be highly visible.
The only winners are the supermarkets in Haverfordwest, Pembroke Dock and Carmarthen and the petrol stations getting Narberth residents to those towns to do their main shopping.
Would a supermarket on the site of the old school be less damaging to the other businesses in Narberth?
I think not...
It would be interesting if this goes to appeal.

Well done PCC, common sense at last.

These "Super Markets" have killed off the small buisnesses in Pembroke Dock, it wouldn't be so bad if the just sold food, but they do the lot, and in many way delibrately ensure they wipe out any competition. Not one Fruit and Veg shop left in PD, a small butchers on the brink.
Narberth is a lovely local town, i hope it stays that way.

If the people of Narberth become bored with shopping in one of the three supermarkets it has along its highstreet and wish to buy a lawnmower under the same roof as the weekly shop, they need travel no further than the Coop store in Kilgetty. Just take plenty of money and an umbrella because the roof leaks.

Well the butcher in the market on Friday does very well indeed.........extre mely well so I have been informed.
I know he does, but thats no good if you need something quickly on a Wednesday is it. Its a pity that if it wasn't for the Butcher on the friday market, that place would be dead, as a kid the market was heaving with stalls and customers, and was in a bigger section.

What are the 3 "supermarkets" along Narbert High Street?
Yes, Narberth is a lovely town with its distinctive shops and it would be nice to keep it that way..... in an ideal world.
But we know its not an ideal world and local people without cars have to pay higher prices for their weekly shop as they dont have the benefit of a supermarket on their doorstep.
Approx 25% of households dont have a car, and they are usually the ones on low incomes.
Its alright for the 75% of us who do. We can drive to the nearest towns for their supermarkets to get better choice and prices than a local Spar.
I presume the final decision will be made by an Assembly Inspector as I guess the Co-Op will appeal the Council's decision .

Andrew, I stand corrected as there are just 2 supermarkets along Narberth High Street - Costcutters and Spar. Coop prices are not renowned for being the cheapest in the world and do not compete with the likes of Tesco/Asda.
What has baffled me with this story is that not so long ago it was reported that the Coop had to give up its Somerfield store in Tenby because it was too close to the Coop store at Kilgetty, thereby monopolising the area. Narberth is as close to Kilgetty so why was the prospect of a new Coop store even being considered by planners? Yes, Narberth is a lovely town - lets keep it that way.
