Location & description

Church Cottage stands immediately to the east of Much Birch Church and, together with its attached neighbour was originally built as ancillary accommodation and stabling for the gentleman’s residence known as Birch House nearby.

Construction is of stone under a double pitched slate roof, the principal aspects being to east and west. Although inhabited until fairly recently, most people would choose to update and improve the current accommodation, which has the potential to create a fairly spacious cottage. In addition to the current accommodation, there are two rooms, currently used as outbuildings, which we feel could sensibly be incorporated to form additional accommodation.

The property has a number of period features which lend appeal to the property, and the accommodation has the benefit of gas fired central heating.

Flanking the east wall of the cottage there is a very small courtyard, the delineation of which will be shown by a fence to be erected soon. Immediately adjacent to the west face of the dwelling, there is a flower bed with existing shrubs. In detail the accommodation comprises

Five stone/concrete boundary steps lead up to the Store Room which lies at the southern end of the property. This is approx. 14’8 x 10’8 and could possibly be incorporated within an improved cottage.

The Final Outbuilding is currently only accessible from Stable Cottage Courtyard so a new access will need to be created into this room from Church Cottage. This is

Former Stable/Outbuilding of overall max. Dimensions approx. 16’5 x 14’10 with cobbled stone and brick floor and substantial timbered ceiling over, hay rack and window overlooking a small courtyard area to east elevation.

Positioned at first floor level above both this former stable and adjacent storeroom is a

Immediately outside this room is a Small Gravelled Courtyard, with climbing roses on the exterior stone wall of the cottage with access hatch to roof void over. A new fence to be erected will delineate the boundary between Church Cottage and Stable Cottage.
