The farm buildings extend to a most useful and highly developed range of buildings that are now for ease of livestock movement and management.

The milking set up includes several innovative features specifically designed to promote the ease of livestock management on the holding to promote a high health status dairy herd.

Approaching the parlour is a collecting yard to hold approximately 300 cows. The parlour is a 24/48 herringbone parlour with a variable manual feed system, with a compressed air option, ACR’s and volume washer system. The floors have a suitable fall within them to ensure a good cow flow and to ensure that water flows away from the working area

Adjoining the parlour is a Dairy with two ice back tanks and dual stage plate coolers with a further Office and storage area with loft over together with a Shower Room and W.C. with wash hand basin.

Within the collecting and dispersal yard there is a flood wash system using recycled water via various rainwater harvesting techniques and a 20 tonne cake bin.

On the exit to the parlour there is an extensive cattle handling facility with features such as a circular holding pen and a foot bath and race that incorporates a double yoke crush and three way sorting race. This has been well designed and is particularly useful during TB testing and within this area there are also various AI and isolation pens.

Further buildings include:

Open Clamp 60' x 60' and further area used as an Open Clamp used for self feed silage.

The farm has an above ground Slurry Store and a large Slurry Lagoon of 1,500,000 gallons. Water from the yards is recycled to the flood wash system and there is a slurry pumping point at the base of the lagoon which again reduces pumping costs.

Former Silage Shed which is now cubicles.

Cubicle Shed partly over a slurry channel with a sump catching storm water which has a 24 hour pump on a float switch that supplies the volume washer.

Collecting Yard and Old Parlour with calving pen.

Calf Shed and Lean To principally of steel frame construction with corrugated iron cladding and including a Cake Bin and Store loft.

Calf Kennels of timber construction.

Pressure Washer Store and Feed Store

Cubicle Shed 90' x 51' with 114 cubicles being of steel portal frame construction with infil block walls with a vented box profile clad roof and Loose Housing 90' x 40' adjoining of similar construction.

General Purpose Shed previously used as an isolation shed and constructed of block walls under a corrugated asbestos roof and currently used as stables but suitable for a variety of other uses.

Workshop block walls under a corrugated asbestos roof.

Timber store This houses the BIOMASS boiler which provides the hot water and central heating for the bungalow and some of the buildings such as the parlour, farm office, workshop etc.

There is suitable firewood storage in this area with a hot air vent for drying out the timber which can be off loaded from trailers at a higher level. The controls for the electric fence system are also in this building.

Farm Office, with adjoining Rest Room; Drying Room, and W.C.

A plan of the farm is attached for identification purposes only.

The land extends in total to some 257 acres or thereabouts, of which some 235 acres or thereabouts is clean, good quality pasture, with the remainder being woodland, farmstead, cow tracks etc. The vast majority of the land has been reseeded with HSG3 over the last 10 years or so and there are extensive cow tracks at a depth of approximately 6'' stone over Terram providing access to all of the blocks of pasture. All of the land has access to a mineralised water system and the land is divided into useful sized paddocks with an electric fence system operated from the farmstead. The land is predominantly level or gently sloping and all of the 235 acres is capable of being grazed.

The farm is located within an area of highly productive grassland renowned for its capacity and long growing season with the system on the holding aiming for a mid February turnout.

N.B. Also included is the old Corngafr farmstead; Whilst these buildings are largely ruins they may have some further potential subject to planning.

The farm also has the benefit of a substantial river frontage onto the Afon Cynin and Fishing Rights thereon and there has been a pheasant shoot with rearing facilities and pens on the farm.
