LAND which was marked for use as a part of a huge development on the edge of Haverfordwest is up for sale by a national estate agents.

Savills has announced the launch of what it describes as a “significant new development opportunity” in Haverfordwest.

The site up for sale is a 6.65 acre area of Slade Fields, an area allocated in a master plan for Haverfordwest by developer Conygar for a major housing development project.

The area with the red outline is the site which Savills is selling. It is on Slade Lane, behind Redhill School.

This green field land is earmarked for the development of a retirement village with potential for the provision of care facilities.

Investment company Conygar's masterplan – which covers a 51-acre site – sets out a residential-led development with work on the first phase due to commence in 2019.

It promises to bring 729 new homes to the north-west of the town.

Keith Williams, a representative for Conygar, said the company was not planning to sell-off the land wholesale, but wanted to work on joint ventures with different companies who expressed interests due to their expertise.

"We are doing a joint venture to open up the site," he said.

"We are not looking to sell off the land, we are looking to enter into a partnership venture with someone who has expertise with retirement homes and using their expertise to get it up and running."

Mr Williams said the company was open to similar arrangements with other parts of the land.

Conygar was granted permission to build a supermarket on an area of the site closer to the town centre in 2014, but a year later Sainsbury's pulled out.

In 2016 Conygar announced plans for a cinema, hotel and shopping complex on this site.

These were withdrawn a year later.

In September 2017 Conygar applied to have planning conditions for the site amended.

This site is still owned by the company.

Plans for the supermarket and cinema site at Slade Lane, which was withdrawn two years ago.

Gareth Carter, a Director at Savills in Cardiff, is currently promoting and handling the sale of the retirement village site.

He said: “Haverfordwest is incredibly well-located, being on the doorstep of Pembrokeshire National Park and close to the resorts of Tenby, St David’s, Folly Farm and Bluestone, and boasting a railway connection to all the main commercial centres in South Wales,

“With over 65s accounting for nearly 20 per cent of the population of the town, we expect there will be strong demand for housing and apartments in this location.”

Other Conygar Plans

There have been several other developments proposed by Conygar. These include:

The land at Slade Fields is being offered in whole or in parts and the vendor is willing to consider proposals on a subject to planning basis.
