Savills has launched the sale of 176 acres of Welsh farmland – the first time it has been brought to the market for more than 50 years.
In a further sign of increased activity in the farmland market, which has recently experienced record levels of low supply, Gaer Farm in Anglesey has become available for the first time since 1970 with a guide price of £1,800,000.
Located in the north-east of Anglesey, approximately nine miles north of Llangefni, the residential and commercial farm comprises a traditional four bedroom farmhouse with views of the surrounding Welsh countryside and an extensive range of farm buildings, including some traditional stone barns that have the potential for conversion into further accommodation, subject to the necessary planning consents.
Previously operating as a successful dairy farm with some infrastructure still in-situ, there is opportunity to reinstate and further develop this business or utilise the buildings and land for alternative uses.
While private sales were on the up last year (increasing by 71 per cent across Britain compared with 2019), the lion’s share of farmland continues to be advertised on the open market. Only around 15,000 acres of farmland were publicly advertised for sale during the first quarter of the year, according to Savills.
Viewings to the farmhouse and farm buildings are strictly by prior appointment with Savills.
