Yet another of Haverfordwest’s dilapidated buildings could be given a facelift as plans for an over-55s housing development at the former Imperial Garage site are submitted.

The outline plans would transform a neglected corner of Portfield Road and Snowdrop Lane where the Peugeot car showroom once traded. The site has fallen into disrepair and been described as an “eyesore”.

An application submitted by Jonathan Evans Properties Ltd would see the existing building demolished and replaced with 18 one-bedroom and 40 two-bedroom flats and masionettes.

Demolition of the building – which has been roofless for a number of years – will include “some tricky asbestos removal” according to the design statement.

Mr Evans said: “The reaction we have had from local people has been phenomenal.

It’s a niche market and there are quite a few people retiring and wanting to downsize.”

It is hoped that the multimillion pound development will also provide an economic boost for the town as well as potentially freeing up family homes as purchasers down size to the new complex.

The building, designed in an L-shape on the corner of the site, includes a communal garden, conservatory and warden facilities along with environmentally friendly features such as a grassed roof slope, solar panels and rain water collection.

Local architects at Pembroke Design, led by Gareth Scourfield, have been working on the plans and have received positive feedback from residents in the area.

“It is hoped that consent, involving negotiations with regard to affordable housing, commuted sums under planning obligations etc, can all be successfully achieved by Easter 2013 as the developer has a number of national companies chasing him to build out the site, and satisfy local need for this form of residential accommodation in the county town,” states the company.
