A PLANNING application for 39 houses to be built on land at Bush Hill and Buttermilk Lane, Pembroke, has been submitted to Pembrokeshire County Council.

The application – submitted by Persimmon Homes West Wales Ltd - is for 39 three and four-bedroom houses to be built on part of a 5.68 hectare site, which has been allocated for 150 houses within the county council’s recently adopted Local Development Plan (LDP).

Outline planning permission for the land was granted on March 22 2011, subject to a section 106 agreement.

The agreement stipulated that the development needed 20% affordable housing, eight play areas (including two with play equipment), and a commuted sum of £631,884.

A document submitted by GVA property consultants on behalf of the company stated that Persimmon found the section 106 agreement “prohibitive) in developing the whole site.

It also stated that a modification of the agreement was being sought through ongoing negotiation with the county council, but that “there is no requirement to provide any of the above obligations until 40 dwellings constructed on site are occupied.”

The proposed first phase of development includes 22 three-bed houses and 17 four-bed houses, with 88 private parking spaces and garages, as well as an area of open space. All of the houses will be two-storey.

Consultations have been sent out. The closing date for comments is September 25.
